George K. Baum & Company is recognized as one of the most innovative
investment banking firms serving the housing finance industry. We
have developed some of the industry’s most creative and successful
new mortgage programs, program delivery systems and financing structures.
George K. Baum & Company developed the concept of the assisted
loan program and completed our first such financing in 1993. We
were instrumental in working with FHA,
Fannie Mae and
Freddie Mac to establish underwriting
criteria for mortgage loans, including down payment
assistance. We also worked with the bond law community
to determine how such programs impacted federal tax law. Initially,
all of our down payment assistance programs provided assistance
in the form of a gift. The funds for the gift were obtained
by selling a portion of an issuer’s bonds at a
premium.
George K. Baum & Company virtually developed the market for
single family housing bonds sold at a premium. Since then, we
have expanded the ways in which we can provide down payment assistance.
